friday fancys | dream house

Boy, am I glad it's finally Friday!  The weather has been just awful the past few days - I cannot wait until SUMMER!

I thought this Friday I would talk about what my ideal dream house actually would consist of. I'm not talking wood floors or a claw foot tub, I'm talking the things that you really can't change.

Back before we were searching for our house, we were planning on building our dream house instead of purchasing an already built home. We are lucky enough to know a great contractor that would be happy to help us in the process of the big build. Unfortunately, too many things were pointing to this not happening:( For starters, the lot that we fell in love with was zoned commercial [meaning it needs to have a commercial building built on it - i.e a business]. It was in the middle of a neighborhood.. I guess in the 70s it had a bakery built on the property causing it to remain commercial. Okay, we can request that it would be rezoned to residential, no big deal - wrong. It would cost thousands in the end for us to do that, and at that point we did not have enough time to wait for all of this to happen because winter was coming and we needed to break ground before the season in order for us to be in the house by our wedding. All of these signs pointed to us having to purchase - whomp. Before I go into full on rant about how devastated we both were about not being able to make our house exactly the way we want it - I'll get to the real point.

Our Dream House Floor Plans.

We went to many different architects and flipped through books and books of already drawn up floor plans - it's cheaper to tweak existing plans rather than having it drawn up from scratch.  More than anything I hate cookie cutter homes - therefore I did not want to build one of my own. We ended up paying our very patient and kind architect to draw up our dream home - I pulled many different ideas from homes that I've been in, seen television shows that I adore and some of my favorites near my neighborhood. Finally after perfecting it exactly to our liking - we came to the conclusion that it was not in our best interest to build after all:(

OUTDOOR STUDIO OFFICE SPACE

I always envisioned myself working out of a quaint little office with adorable fixtures in my backyard. :) Unfortunately our lot was not large enough to have this but it will always be on my dream house list.

How cutie is this?! I would want to work everyday if I had a space like this!

I love all the light that these windows let in - helps creativity flow!

NOOKS

This is on my must have list for every home I ever plan to purchase. I loooooove nooks so much. I can go on for days about all the things I could do with them [couldn't make that sound less dirty if I tried..]

This is very similar to the one we had drawn up in our floor plans. I love the window to let in morning light and the transom is just so adorable!  This is also an excuse to use extra fabrics and materials in the kitchen:)

Breakfast nooks are a win no matter what!

Who wouldn't want a bird human nest in their room! Such a great place to get away and read a book.

I would die if I could have this - die. This truly is a grown up hide out.

. . .

DUMBWAITER [laundry shoot]
- I call it a dummy waiter but that could just be a nickname I made up:/

This is the cutest example I could find but it really doesn't show what it is. It's sort of like a mini elevator in the center of your home.
This could also be because I am semi lazy - but I do think this would be very useful. I think every home needs one. I would probably use it to bring my kids up and down the stairs along with other things - laundry, garbage, groceries, my dog.

. . .

The most important dream on my list is near and dear to my heart and I know many of you possibly share it with me too. It all started when I was a young'n watching hours of Full House [among other television shows] - can you guys already guess what it is??

TWO STAIRCASES!

This has been a dream of mine for decades. DECADES! I cry when I see someone in real life that has them. My brother in law's parents actually have them and when I first saw, I actually wouldn't talk to him for a few minutes because I was so enraged with envy that he was able to grow up in this house! But I quickly got over it and made every excuse to be able to run up and down them for the rest of the day!

If I had it my way, I would have one very practical, wide staircase and then one super fun spiral that is nearly impossible to fit furniture up:)

This was the MUST have feature we had when drawing up floor plans with our architect - he really thought I was crazy and hubby just shrugged his shoulders. #happywifehappylife

[unfortunately this one was not able to fit our final plan - due to square footage]

After hearing some of my dreams, I encourage you all to make your own and strive to accomplish all of the things on it in your lifetime:)

Whoa! | Bathroom REupdate

Well it's been pretty damn long since I've given you guys any good stuff lately. I failed miserably at the OCD challenge last year and for that I am sorry. BUT we are back in action and we have decided to stick with working on one room at a time but not necessarily finish in a month's time. This really allows us to focus on one space and pay attention to every detail and really perfect it.  The first project of the year was the main bathroom. You may be saying "Hey, didn't she already do that one?" . Yes. Yes we did. I am a perfectionist and I knew it needed to be done again. I wasn't happy with the wall color and there were too many unfinished projects in the space. It was somewhat embarrassing when we had guests over and it looked like a Sundance film production office (whatever that looks like, I just made that up) exploded in there. I think it wasn't completed for so long because I was sort of scared to do some of the projects that needed to b...

in with the old | my best thrift finds

*as you read through this post, have  Thrift Shop by Ryan Lewis and Macklemore  [link attached] play in the background, as I did when I was posting this:)  My husband is - for lack of a better word - cheap. He means well, but it really puts a wrench in most of my design plans. This just makes me work ten times harder to find the best deal out there and still maintain the integrity of my design.  Where do you go for such deals you ask?  Goodwill, duh!  I'm obsessed. Luckily I can soothe my infatuations less than a mile from my house!  Of course I also take a stop into TJ Maxx that's right next door and Pot Belly's too, but that's a topic for another day..  I usually get to GW once a week and I can definitely tell when I haven't been in awhile. ...wow, it really is sounding like an addiction, huh? First, I scout out the furniture - usually I don't find anything because a) It's already been picked through or b) it's t...

our upstairs bath | total gut

This is probably to biggest demo project on the house. This is the yucky space previously known as "the bathroom". Yes, that is my husband in the reflection:) Apparently we forgot to get better "before" photos.. The dimensions of the room were 4x9--not even wide enough for a tub! So this was our first mission when planning out this tiny bath-make room for tub!  Here's a fun little fact: this is the only room in the house that I didn't step more than 2 feet in the doorway. That's how bad this space was!  Here's some fun demo that I luckily did not have to take part in any of it, not even clean up! This is the view coming from the front bedroom on the house. We also did some knocking down of walls and putting up of walls in this room. Luckily it was big enough and didn't take away too much space.  Little bro, pretending to help with the demo...  And this is the guy who was the muscle in all of this:)  ...
